A 22ac residential farm at Callatrim, Bandon, Co Cork, is sure to bring out the early bidders of 2011.
The property goes for public auction on March 10 and comes with a guide price of €14,500/ac.
Located 1.25 miles from Bandon, on the Cork city side of the town, the holding comprises 22ac of grassland in permanent pasture.
Local estate agent Denis Barrett pointed out that while the house is in need of total refurbishment and the outbuildings require similar attention, the land has no wastage and is of the best quality.
"It is all in one block sloping gently to a stream that runs along the boundary at the north of the holding," explained Mr Barrett.
"It was let in recent years and could do with some tidying, but other than that it is a lovely piece of property."
Mr Barrett said there had been good local interest from the town of Bandon and local farmers.
"The property has a number of advantages. Its location is second to none and the quality of the ground is top class," explained Denis. "It should also be possible to separate the house and outbuildings from the entire and sell it as a site with planning permission at a later stage.
"Given Bandon prices this could be a sensible thing to do.
The area still has strong employment, and hasn't been as badly affected by the recession as other parts."
The auction takes place at the Munster Arms Hotel Bandon at 3pm on Thursday, March 10.
