Ballasalla farm up at €5,500/ac is 'full of potential'

"With a bit of care, this farm has great potential," said Castlecomer auctioneer Joseph Coogan about a 39ac residential holding at Ballasalla, Johnswell, four miles north of Kilkenny city.

The farm, which comes with a 50-year-old two-bedroom bungalow, old farm buildings and limited entitlements, will be sold by public auction with a guide price of €5,500/ac.

According to Mr Coogan, the farm is on a good vein of farmland, with its potential attested to by the number of good farms that surround it.


"At present, the land needs work but if the new owner were to spend the next few months cleaning and reseeding this place it would make a powerful little farm by the end of the summer," said Mr Coogan.

The residence is structurally sound but in need of repair and decoration.

Accommodation includes an entrance porch, kitchen/living room, two bedrooms and a bathroom. The yard includes an old cow house, while the property comes with some small entitlements.

Mr Coogan believes the property has the potential to be a "great little grassland farm", and he expects a lot of local interest when it comes to auction on Thursday, April 12, at Ballycomey House, Castlecomer, Co Kilkenny.
