The auction of two adjoining properties on the outskirts of Portlaoise could be too much temptation for someone with the inclination and the money.

It provides a unique opportunity to bring an old farm with an elegant house back to life.

Woodville is a 19th Century house with all the relics of auld decency at Meelick, Portlaoise and this will be offered with 18ac of land while an adjoining 100ac parcel of ground also at Meelick will be offered separately.

Paddy Jordan of Jordan auctioneers is guiding the house on 18ac at €625,000 while the 100ac parcel, located at the Dublin side of Junction 17 and divided by the M7 motorway is guided at €10,000/ac. Both properties together could be bought for €1.625m

Located on the eastern side of Junction 17 and on the Portlaoise side of the motorway, Woodville is a charming old residence set in mature parkland with a lovely courtyard to the rear and a gate lodge at the entrance.

The six bedroom house extends to 5,000sqft and is in good structural order with a new roof put on just five years ago.

The accommodation includes a porch, a hall with wooden flooring and a marble fireplace with Victorian inset. A winding staircase from the hall leads to the bedroom area.

Staying on the first floor the drawing room is a spacious elegant room with a marble fireplace and Victorian inset while the dining room is centred around a Georgian white marble chimney piece.

Other accommodation consists of a morning room, a kitchen with built-in presses and a four-door Aga. Other facilities include a back hall, a utility, a laundry, an office and a downstairs WC.

The first floor contains six bedrooms with fireplaces and a family bathroom.

Out of doors to the rear of the house is a traditional stone courtyard that includes three loose boxes, a carport, two garages and a barn.

The gate lodge located inside the main entrance is in need of full renovation and could be turned into an office or ancillary accommodation. There is also a fine walled garden ready to be brought back to life.

Protected structure

The gardens are lovely mature lawns with raised flowerbeds and specimen trees while the 18ac of ground is all in grass and laid out in four well-sheltered paddocks with plenty of road frontage.

The house is a protected structure and adjoins the development boundary under the Portlaoise Local Area Plan 2012 to 2018.

It will be sold at auction at The Midland Park Hotel, (formerly the Heritage) on Tuesday, October 10 at 3pm.

On the same day and at the same auction Paddy Jordan will offer for sale 100ac of land divided by the M7 motorway with 80ac on the north side of the motorway that adjoins Woodville House and lands. The other 20ac is at the south side of the motorway.
