Cork farms continue to feature prominently in the early sales of 2017. Among them is this well-equipped holding at Knocks, Rossmore, Clonakilty, West Cork which can be bought in lots or as an entire for €850,000.

Located about 10km from Clonakilty, and a few fields away from Drinagh Co-op, it is described by auctioneer Henry O'Leary as "an exceptional farm by any standards."

It comes with a substantial, modern farmyard that includes a slatted shed and a milking parlour while the land is serviced by an internal roadway.

The holding is laid out in well-managed pasture without an inch of waste. The gently sloping ground is easily worked and divided into a series of handy paddocks with well-finished farm roads giving ample access to each division.

Water is laid on to each paddock while the fencing on the entire farm is in top class order. There is road frontage to the holding on two sides and all the lots have direct access to the public road.

The yard is made for the drystock or the dairy operation. It includes a modern 80-cubicle shed with a central feeding passage and automatic scrapers.

There is also a disused milking parlour with a capacity for a 10-unit machine. This particular facility will take some investment to bring it to full operation, but it's a valuable piece of infrastructure given the positive signs for milk in the coming months.

Other buildings include a hayshed and an uncovered silage pit.

The farm can be sold in lots or as an entire and Henry O'Leary has interest in all elements.

The first lot is made up of 22.3ac of grazing ground. Divided into four divisions, that parcel has decent road frontage and is serviced by its own internal roadway.

This portion is guided at €270,000 and is currently under offer at €220,000.

The second lot is made up of 32.4ac and includes the yard with all its facilities. Divided into seven fields, it has a farm road running the length of the lot and comes with plenty of road frontage. This portion is guided at €380,000.

The final lot is comprised of 18ac in four paddocks that is partially serviced by a roadway and comes with good road frontage. This lot is guided at €200,000. Currently, a combination of lots 2 and 3 are under offer at €510,000.

"While this is an ideal dairy farm," says Henry O'Leary, "you could do anything with it.

"The parcels are ideal as add-ons to an existing operation and they give farmers an opportunity to expand without having to part with a huge amount of money.

"The farm is for sale by private treaty.
