A 58ac residential farm at Ballyfinnan, Ballylinan in the Laois/Carlow/Kildare border country is coming for auction with a guide price of €830,000.

The holding is located about 1.6km off the Carlow to Portlaoise road, 3km from Ballylinan, 10km from Athy and 13km from Carlow.

The house is approached by a long avenue and the land bordering it is under a fine sward of grass and supporting a healthy herd of beef cattle.

The fencing is very good and the ground appeared to be in good heart. The land is let for quite some time and well-minded.

The avenue leads to the house, a traditional, two-storey structure with PVC windows but in need of total refurbishment.

The accommodation includes a kitchen with a Stanley oil-fired cooker and a sitting room.

Upstairs are three bedrooms and a bathroom.

The farmyard includes a range of stone sheds to the rear of the house with two round roofed sheds to the side.

The house can be sold as a single lot with 7.5ac of ground and sole right to the avenue. This section of the farm is guided at €225,000.

Road frontage

To the front of the house is a 20ac field in the best of condition with substantial road frontage on two sides.

This bounds the main avenue but does not include it and is guided at €12,000/ac.

To the back of the farm with plenty of road frontage is a 30ac portion divided into five individual fields with a natural water supply.

This land is lower than the other pieces but is fine dry ground and is also guided at €12,000/ac.

The farm will be sold by auctioneer Joseph Coogan at public auction at Ballycomey House at 3pm on Friday, October 20.
