A modern-day lodge that's got period charm

You could be forgiven for thinking Taughmon Lodge, at Crookedwood, Co Westmeath, was an original period residence, but it was built in the 1970s.

The impressive two-storey property sits on 49ac of elevated land overlooking Lough Derravaragh, Knockeyon Hill, and the surrounding countryside.

Inside, the house has two reception rooms, a study, porch, kitchen, four bedrooms (one ensuite), bathroom and toilet.

The farmyard includes a three-bay slatted shed and lean-to and the lands are described by auctioneer Jimmy Murtagh as prime fattening quality. The land is all under grass and is laid out in five divisions. The sale of Taughmon Lodge includes single farm payment entitlements of €6,900.

The auction will take place at the Greville Arms Hotel, Mullingar, on Friday, July 22, at 3pm. The property has a pre-auction guide price of €650,000.

Meanwhile, the same agent is also handling the private treaty sale of a 111ac residential farm at Coralstown, Kinnegad.

Located on the N4/M4, the Coralstown farm consists of a traditional farmhouse in need of some work, 11ac of land, a farmyard and single farm payment entitlements worth €7,500.

The two-storey farmhouse consists of an entrance hall, kitchen, sitting room, study, three bedrooms, bathroom and toilet. The farmyard includes a three-bay double hayshed.

Mr Murtagh says the vast majority of the farm would be very good quality land, suitable for either beef or tillage, although 10ac of the land to the rear of the property is not quite as good.

The farm is three miles from Kinnegad, seven miles from Mullingar and 40 miles from Dublin. A guide price of €950,000 is being quoted and the farm is for sale by private treaty. Enquiries to James L Murtagh & Associates on 044 9340088
