While some bigger Westmeath farms were seen on the market earlier this year smaller holdings have been conspicuous by their absence.

However, a 51ac residential farm at Ballymachugh, Kilbeggan fits the bill for customers in search of a handy farm in the midlands. It comes for auction with a guide price of €450,000.

Located three miles from Kilbeggan, on the Tyrellspass side, the farm is 0.75 miles from the old N6 Galway road and is close to the New Forest Golf Club.

The land is laid out in six fields and is described by selling agent Denis O'Roarke of Moate as a good feeding farm that needs tidying. "It is well known as good land," said Mr O'Rourke, "but it needs attending to in terms of cleaning and fencing."

The house is an 18th century building with a three-storey and a two-storey section. The accommodation includes five bedrooms, three reception rooms a kitchen, a bathroom and a utility. The farmyard comprises a range of buildings including a coach house and old stables.

The property will be sold in its entirety or in lots with one lot made up of the house on one acre and the second lot comprising the remaining 50ac of land. The entire is lot three. The auction takes place at the Tullamore Court Hotel, Tullamore at 3pm on Wednesday, September 17.
