79.5ac Offaly farm to be sold in seven lots

A 79.5ac residential farm close to the Co Offaly town of Daingean is coming to auction and will be sold in up to seven lots.

A parcel of 18.7ac is being guided at €10,000/ac, while the remaining lots are guided at €6,000/ac and the house on one acre at €100,000. The total guide for the property comes to approximately €646,000.

According to Tullamore auctioneer John Mollin, of Property Team Mollin Estates, the various lots are not adjoining and it makes sense to sell them as individual parcels.

The land is described as a mixture of good-to-heavier ground.

The best of the ground is in the 18.71ac portion, which is on the main Edenderry road from Daingean. It is described as fine grazing ground with extensive road frontage and potential for development.

The largest of the lots extends to 27.69ac.

This land, which needs attention, is just outside the town and comes with extensive road frontage onto the Derrygowley Road.

The third lot extends to 6.73ac. It is also on the Derrygowley road and also has substantial road frontage.

Lot four is a parcel of 1.75ac, and lot five a 5.64ac field with good road frontage.

Lot six extends to 18.49ac. It is located at the back of the town and is described by the auctioneer as good grazing ground.

Lot seven consists of the residence, a large traditional townhouse on one acre, located in the heart of the town. The house is in good condition externally but needs complete renovation inside.

A full house is expected at the Bridge House Hotel, Tullamore on Friday, March 22, when the property will be auctioned at 3pm.
