While the Tullamore to Birr road passes through stretches of bog, it is fairly high and dry.
Among the higher points is the area around Blueball, where there is good, fertile ground.
With this in mind, a 57.62ac residential roadside farm at Lowerton Mor, Blueball, eight miles from Tullamore and 12 miles from Birr, is sure to attract interest at its May 4 auction.
According to Tullamore auctioneer John Mollin, the farm is the best of grassland that is mostly dry and free-draining.
While it has been rented for several years, it is in good heart and comes with its own well, an old residence, some outbuildings and a lot of road frontage.
"It will be sold in two lots," said Mr Mollin. "Lot one will consist of 38.4ac with excellent road frontage onto the main Birr to Tullamore road and further frontage on to a by-road.
"Lot two will consist of 18.5ac along with the old residence and farmyard, with frontage on to the main road."
According to Mr Mollin, the single-storey dwelling is in need of extensive renovation.
The farmyard will be sold with the 18.5ac and the guide price for this lot is €170,000.
Meanwhile, the guide for the 38.4ac sections is €350,000.
A guide of €520,000 (around €9,000/ac) is being quoted for the entire property.
