€477,500 paid for 19ac north Dublin holding
Rosepark House, set on almost 19ac of land at Killsallaghan in north Co Dublin, sold at auction last week for €477,500, narrowly exceeding its guide price by €2,500.
Located 2.5km from Coolquay Lodge, 7km from Ashbourne and 13km from Dublin Airport, the property is described by Charles Irwin of selling agents Ganly Walters as in top-class condition.
The ground floor accommodation includes three reception rooms, a sunroom, bathroom, kitchen and back kitchen, store room, games room and sauna, while upstairs are five bedrooms (one en-suite) and a bathroom.
Outbuildings include a garage adjacent to the house, two stables, a tack room and a large haybarn. The house is set on mature gardens that include an enclosed fruit orchard.
The land is in one block and is described as top quality limestone land. Dotted with mature trees, there is natural hedging around the entire boundary.
Bidding for the property opened at €300,000 and two bidders drove the price up in increments of €5,000 and €10,000 apiece. The holding went on the market at €477,500 and was knocked down at that to a couple moving back from Britain to Ireland. The underbidder represented a local family.
In another Ganly Walters sale, a parcel of 27.24ac of land on the Offaly/Kildare border, within the town of Edenderry, was withdrawn unsold from auction last week.
Currently in grass and divided by a lane, the 27.24ac of zoned lands with full planning permission are located beside the Edenderry Business Campus and to the rear of the Dunnes Stores shopping complex. It is now for sale by private treaty guided at €200,000.
