A 146ac residential farm in three separate lots near Cashel and Cahir in Co Tipperary is on the market with a guide of €9,000-12,000/ac.

The first lot, consisting of the residential home farm on 77ac, is located at Kilnabutler, 1.5 miles from Cahir. According to auctioneer Tom Stoppard, the lands are of top quality and laid out in a series of paddocks that are watered and serviced by hardcore internal roadways.

The farm comes with good road frontage and an extensive range of outbuildings that include a six-unit milking parlour, slatted units, yards and a silage pit. The house is a modern five-bed 2,200sqft bungalow in good condition. This lot is guided at €12,000/ac.

The second lot is located at Windmill, one mile to the south of Cashel near the M8. This 38.5ac is all in one field of grass subdivided by electric fencing.

The lands have good road frontage and are nicely elevated with good views of the surrounding countryside.

According to Tom Pollard, the land is in good order and is serviced by a farmyard with a slatted unit, feeding facilities, a silage pit and cattle handling facilities. The final 40.5ac is located near New Inn at Mortlestown, Cahir.

It is described as very good ground, all in grass, laid out in three fields and fenced with hedgerow fencing.

It is well watered and comes with a slatted unit, barn and silage pit. There is no road frontage aside from access.
