A 108ac residential Roscommon farm with €10,000 in single farm payments (SFP) is to be auctioned at Castleplunkett, Co Roscommon on Friday, May 6 and will carry a guide price of €600,000 or around €5,500/ac.
According to auctioneer John Earley, the holding comprises 70-80ac of good agricultural ground, while the remainder is subject to a certain amount of winter flooding, but in the summer months it makes for great grazing land.
The property is laid out in five fields and serviced by a natural water supply and a mains supply.
The external fencing is good, while the internal fencing is a combination of wire and hedgerow. The farm has excellent road frontage.
According to Mr Earley, the land needs a certain amount of attention to bring it to its best but it is fundamentally sound.
The residence is a solid old farmhouse that is structurally sound but in need of refurbishment, while the farmyard is of a traditional type with a range of older sheds and outhouses.
"It has €10,000 in SFP, it is a fine solid block of land and with a bit of work it would be a very productive farm," said Mr Earley.
The auction will be at JG's Bar, Castleplunkett, Co Roscommon, at 4pm on Friday, May 6.
