A high-profile Wicklow road house, Pluck's of Kilmacanogue, is for sale as a going concern and with its one-acre site, it is considered to have strong development potential.

Agents Lisney and Morrissey's are declining to quote a guide price but property experts believe it could sell for between €2m and €2.25m.

The 6,878 sq ft (639 sq m) building has recently been refurbished. On the ground floor is a public bar and a dining lounge while the first floor has a function room area that can cater for 70 guests and is equipped with a bar.

A 1,250 sq ft (116 sq m) two-bedroom apartment is also located at this level, which could be used as a manager's residence or let for rental income. Its on-site car park could accommodate more than 100 cars. Standing on a high profile site, it benefits from visibility directly overlooking the N11 arterial route beside a busy service station.

Last year, the owners received planning permission for a 2,895 sq ft (269 sq m) extension to accommodate a bar, dining facilities and a kitchen extension. The site is zoned 'Primary Lands: Town Core Zone' which suggests that it could offer further potential for new retail development.

Observers believe that local planners could be persuaded to consider a development that would form the core of a new Kilmacanogue village on this western side of the N11 catering for the many residents who have come to populate the hinterland on this side of the road.
