Well-located Donabate residential site for sale at €4m

Ross Shorten of Lisney is quoting an asking price of €4m for an 8.68 acre (3.5 hectare) residential development site in Donabate in north county Dublin.

Located immediately beside housebuilder Glenveagh Properties' Semple Woods scheme and opposite Newbridge House and Demesne, the subject site offers the potential to deliver a medium-density development of up to 64 houses (eight houses per acre) subject to planning permission. The lands are well-located on Hearse Road at Corballis East close to Donabate train station, and immediately to the south of Donabate town centre. The site is zoned 'Objective RA Phase 2' within the Donabate Local Area Plan (LAP) for residential development 2016-2022.

The LAP was amended in 2016 to allow for a density of eight houses per acre. The planned future waste water plant and treatment facilities will enable development to take place in the short to medium term. The new Donabate Distributor Road is under construction.

Donabate is 20km north of Dublin city centre. The town has the benefit of excellent public transport links and is within easy reach by road of Malahide, Dublin Airport (12km) and Swords. It is within a 10-minute drive of both the M1 (Exit 4) & M50 motorways.

The train gets to Dublin in under 25 minutes. There are 26 daily services, running every 15-20 minutes during peak time.
