Vacant properties on the north and south sides of capital go on market
TWO vacant commercial properties, one a south-side office and the other a north-side industrial unit, have been launched on the market this week by CBRE, priced at €1.2m and €1.5m respectively.
The office building, known as TRC House, is a detached building extending to about 7,403 sq ft over three floors in Windy Arbour, on the Dundrum Road in Dublin 14.
Occupiers can avail of off-street parking at the front and to the rear of the property with a private yard to the rear which can be accessed by a side gate.
Alex Fahey, of sales agents CBRE, said the building and overall site provide a good opportunity to acquire an office building with refurbishment or redevelopment opportunity, and it has potential for a number of uses, subject to planning permission.
It is close to Dundrum Business Park as well as being close to the Central Mental Hospital, which is earmarked for a major residential development.
On the northside, Unit 7 North Park, North Road, Dublin 11, has a total gross external floor area of 1,204 sq m.
To its front are three-storey modern offices extending to 389 sq m.
The remainder is a warehouse area which is finished with sealed concrete warehouse floor, a double skin insulated roof, perspex roof lighting and a clear internal height of approximately 12 metres.
Agent Seanna Gill says the price equates to a competitive €115.76 per sq ft.
There is a three-storey steel mezzanine of 1,274 sq m to part of the warehouse, with about 2.6 metres height between each level.
The building also comes with ample staff and customer parking to the front.
