Two Munster development sites with potential for housing projects
Two new development sites in Limerick and Mallow have been brought to the market in recent weeks by Cushman & Wakefeld and a franchise of Sherry FitzGerald at prices ranging from €2m to €3.5m.
In Clonmacken, just 2km from Limerick City, a site with full planning permission for 110 units is to be offered for sale by way of licence agreement or an outright purchase. The site will be offered by the Nama-appointed receiver Eoin Ryan of HLB McKeogh Gallagher Ryan.
Sole agent Cushman & Wakefield is guiding €3.5m based on an outright sale or an average of €31,818 per site.
Extending to 24.41 acres and located off the Condell Road, it is adjacent to the North Circular Road, one of Limerick's upmarket residential areas and is convenient to Jetland Shopping Centre, Ennis Road Retail Park, The Gaelic Grounds and the home of Munster rugby, Thomond Park.
Thompsons architects designed the plans for the 88 houses and 22 apartments on the site.
Near the town of Mallow, Co Cork, 52 acres of development-zoned land is on offer with a €2m guide price from Sherry FitzGerald O'Donovan.
The lands are located at Navigation Road, Annabella, to the western side of the town just off the main N72 Killarney road and the Cork/Limerick roundabout N20, and adjoining a secondary route leading to Ballyclough Village.
It is also within walking distance of the local railway station with its commuter services to Cork City while Mallow Town centre is about 1.5kms away.
Overlooking the river Blackwater the lands were zoned for medium density housing.
