Two development sites of about half an acre in Dublin 15
TWO development properties of about half an acre, one for houses and the other for a crèche, have come to the market in Dublin 15 with guide prices of less than €1.3m.
The larger of them is a 0.55-acre property at Clonross, on the Old Navan Road, with full planning permission for seven detached houses, and agent Knight Frank is guiding in excess of €1.2m.
A dormer bungalow currently stands on this site. Its planning permission would permit five four-bedroom detached houses, one three-bedroom detached house and one five-bedroom detached house, ranging in size from 133 sq m to 215 sq m.
The property is located close to high-capacity public transport links, for example it is within 500 metres of Castleknock train station so consequently the agent believes that there is also potential for a purchaser to achieve a revised higher density residential scheme on the site subject to planning permission.
With 68 metres of frontage it also benefits from access onto the Old Navan Road.
The site also adjoins the Woods End residential scheme to the east and other dwellings surround the property to the north and west.
Meanwhile in Hollystown, Dublin 15, Quinn Agnew is guiding €425,000 for a 0.49-acre site with full planning permission for a crèche. It is located within the residential development known as Hollywoodrath which will comprise about 455 dwellings on completion and so there is likely to be strong demand for crèche facilities.
Its 10-year planning permission, granted in June 2015, can allow a two-storey crèche facility extending to a gross internal area of 721.1 sq m, together with an external play area and 15 car spaces.
This site is bounded by a spine road within the residential estate, to the west by completed houses and to the south and east by a site being reserved for a school.
