Tenants sought for €40m Mountpark Baldonnell scheme

Joint agents CBRE and Knight Frank have commenced the marketing campaign for Mountpark Baldonnell, the largest speculative logistics development currently under construction in Ireland.

Located at the original Baldonnell Business Park which was developed by SIAC in the late 1990s, Mountpark will comprise of three newly-constructed, state of the art detached logistics units.

Unit A, which will extend to a total gross external floor area of 11,045 sq m (118,891 sq ft) incorporating 391.95 sq m (4,219 sq ft) of two-storey office accommodation to the front elevation, is currently under construction with completion scheduled for this October.

CBRE and Knight Frank are quoting a rent of €9.25 per sq ft per annum for space in Unit A.

Phase 2 will comprise two adjoining units, Units B and C, each extending to a total gross external floor area of approx. 11,179 sq m (120,333 sq ft) incorporating 415.0 sq m (4,467 sq ft) of two-storey office accommodation to the front elevation. The units can be combined to accommodate requirements up to 22,359 sq m (240,666 sq ft).

The warehouse space will provide clear internal eaves height of 12.5 metres while loading access will be provided by 10 dock levellers and four standard-grade access doors to the rear elevations. The buildings will benefit from an attractive yard depth of more than 40 metres whilst the completed buildings will achieve a BREEAM 'Very Good' rating.

Mountpark will also include open plan office accommodation incorporating suspended ceilings, recessed lighting, plastered and painted walls and carpet floor coverings.

Mountpark Baldonnell is situated at the popular Baldonnell Business Park in Dublin 22. This is a strategic location accessed directly off the northbound carriageway of the Naas Road (N7) at Baldonnell and via Exit 2 off the N7 along the southbound carriageway.

Baldonnell Business Park is already home to a number of well-known companies including MJ Flood, Jaguar Land Rover, DAF Distributors Ireland, McGuire Haulage and Caulfield Transport.

Philip O'Callaghan, managing director of Mountpark Logistics UK & Ireland said: "Mountpark Logistics chose Baldonnell for our first investment in Ireland, because of its strategic location close to the main transport routes. We are developing something unique.

"This will be the first project in Ireland built specifically for logistics purposes and to the standards demanded by global operators.

The development will be a magnet for investment in south Dublin and will provide a significant boost to the economy in the county".

Mountpark Baldonnell is a joint venture between UK-based Mountpark Logistics and USAA RealCo Europe. All told, the scheme is expected to cost in the region of €40m to deliver.

Upon completion, the facility is expected to see the creation of up to 850 jobs within the companies that operate there.

Mountpark Logistics also estimates that up to 150 additional ancillary services jobs will be created as a result of the development.
