CBRE have been retained to sell one hotel and three pubs with a combined asking price of close to €7m.

The agents have been tasked with selling the Tallaght Cross Hotel, Bridgewater Inn, the Solas pub and the Castle Inn.

The Tallaght Cross West Hotel in Dublin 24 is on the market for €3.5m by private treaty.

The hotel is being sold on behalf of David Carson, Receiver.

Tallaght Cross West Hotel is a purpose built, eight storey over basement 186 bedroom hotel which forms part of the Tallaght Cross West Development - a modern urban quarter with a mix of high quality offices, retail space and residential apartments. the hotel is located close to Tallaght Hospital, Tallaght Institute of Technology, Tallaght football stadium and The Square shopping centre which has 120 stores. The Hotel is also located beside the Luas Red Line terminus.

Tallaght Cross West Hotel is a modern, purpose built 186 bedroom hotel located in a high profile eight storey building with bar, restaurant and meeting room facilities. The hotel is served by three customer lifts. In addition, there is basement car parking and storage facilities.

According to CBRE's John Ryan, the sale of Tallaght Cross West Hotel offers a "tremendous opportunity to re-establish a successful hotel operation and take advantage of the growth in tourism demand and the improving economic conditions".

The hotel, which only operated for a short period prior to receivership in 2009, is substantially fitted out and ready to go.

Final expressions of interest are due by noon on November 6 at 12 noon.

Solas Bar on Wexford Street in Dublin meanwhile is for sale by private treaty for around €2.25m. The property is being sold on behalf of Bernard Molloy who is retiring from the pub business to concentrate on his other business interests.

Solas Bar is located in the heart of one of the premier entertainment areas of Dublin. The property is close to a host of other bars, nightclubs and restaurants located in and around the Wexford Street area and close to Harcourt Street.

Solas is a four storey licensed premises which has been refurbished and extended to provide contemporary and comfortable lounge bar facilities. The licensed premises spans three floors with a first floor roof terrace. The accommodation comprises ground floor lounge bar, customer toilets and store; first floor lounge and terrace, catering kitchen and store; second floor function room and toilets while on the third floor there is a manager's office and store.

According to Mr Ryan the sale of Solas Bar provides "an excellent opportunity to acquire a popular licensed premises situated in the premier entertainment area of the city".

"The property enjoys a satisfactory level of food and drink turnover. Strategically, the sale offers a rare opportunity to acquire a successful licensed premises within the much sought after Dublin 2 entertainment area of Dublin city centre," he added.

The Castle Inn and Bridgewater Inn meanwhile are on the market for €700,000 and €800,000 respectively.

The Castle Inn is located on the Main Street of Rathfarnham Village with adjoining occupiers including a variety of small retailers, pub and restaurants. The Bridgewater Inn in Saliins Co Kildare meanwhile is an extensive two storey licensed premises.
