A 3.75-ACRE site with full planning permission for 61 residential units (35 houses, 18 apartments and eight duplex units) in Stepaside in south Dublin is being offered for sale by way of licence agreement.

Agent Savills is handling the transaction on the instructions of Ken Fennell of Deloitte, statutory receiver of Aiken's Village Partnership. The statutory receiver will grant a licence partner a right to develop the site as per the grant of planning permission.

The licence partner will pay an initial sum and both parties will then receive payment as each built unit is sold. There will also be an agreed timeline for the development of the lands.

Further information on the process can be obtained from Savills, which has a comprehensive data site containing all the necessary information to allow potential licence partners the ability to accurately assess the opportunity.

Located in a popular and well-established location, north of Stepaside and south of Sandyford, Aiken's Village is set against the backdrop of the Dublin Mountains and benefits from numerous amenities and services locally, with Dundrum Town Centre, Ireland's largest shopping centre, situated 3km north of the property.

Rosemount School, St Marys National School and Gaelscoil Thaobh na Coille are located within a short walk, while a number of other schools are located within easy reach of the site. The M50 (Junction 14) and the Luas at Glencairn are both located within 1km, while a number of Dublin Bus routes, including route numbers 44, 47, 114, and 118, serve the area and provide access to Dublin city centre and surrounding suburbs.
