Agent Cushman & Wakefield is guiding a reserve of €1.85m for a 0.41-acre residential site at Shandon Park in Blackrock, south county Dublin. The site will be brought to auction on February 22.

Located within close proximity to Alma Road and Monkstown Road, Shandon Park is an established and sought-after residential area just 1km south of Blackrock village, 1km west of Monkstown village and 10km south of Dublin city.

The subject site has full planning permission (DLRCOCO Ref: D16A/0959) for the construction of seven houses.

The permission specifically provides for the development of four four-bedroom, 2.5 storey, terrace dwellings extending to 141.5 sq m (1,523 sq ft); two four-bedroom, 2.5 storey, semi-detached dwellings extending to 160 sq m (1,722 sq ft); and one four-bedroom, two-storey, detached dwelling, extending to 195.5 sq m (2,104 sq ft).

While the current planning permission allows for the construction of seven dwellings across the subject site and a retained portion, it should be noted that the retained portion (which has planning permission for one of the seven houses) is not being included in the proposed sale.

The property sale will therefore comprise the main portion of the lands. Extending to 0.1675 hectares (0.41 acres), this portion of the site has planning permission for six four-bedroom houses. The site is accessed off Shandon Park.

The lands are zoned Objective A which is defined as 'to protect and improve residential amenity' under the Dun Laoghaire Rathdown County Development Plan 2016-2022.
