Pub and hotel specialists Morrissey's are guiding a price in excess of €1.3m for 'Fern & Co', a licensed premises and restaurant situated within a modern, purpose-built structure in Stepaside village in south county Dublin.

Built in 2007, the property is fitted to a high standard throughout and has a contemporary design. The building's gross internal area extends to 483.01 sq m (5,199 sq ft) and is split between a ground floor of 345.84 sq m (3,722 sq ft) and a basement level of 137.17 sq m (1,476 sq ft). The bar and restaurant are both located on the ground floor, while the basement accommodates facilities for management and staff, along with the premises' bar stores areas and customer restrooms.

Tony Morrissey and Rory Browne of Morrisey's say Fern & Co offers an ideal platform from which to enhance and further develop a high volume food and beverage trade in an area with limited direct competition.

Stepaside is a major south Dublin suburb that has witnessed vigorous residential development over the past decade, with further large-scale residential developments including Stepaside Park and Belarmine Woods currently under way.

Morrissey's are calling for the submission of 'full and final offers' in accordance with their prescribed bidding procedure by 3pm on Thursday June 29.
