Sites in Tullamore and Ballybofey offer residential development prospects
Savills has recently brought two residential development sites to the market in Tullamore, Co Offaly, and near Ballybofey, Co Donegal.
Zoned residential, the Tullamore site extends to 23.80 acres and has a €2.5m guide price. It is located off Arden Road about 1.5km north of Tullamore town centre in the Kilbeggan direction and within a two-minute drive of the N52, which provides access to two of the country’s main motorways, the M6 and M7.

Surrounded by mature residential developments, the site is near a range of sporting facilities including Tullamore GAA, a squash centre, tennis club and Bord na Móna O’Connor Park. There is also a significant medical facility located on Arden Road, including Midland Regional Hospital and Tullamore Health Centre.
As county capital, Tullamore is a busy commercial town located about 40km south-east of Athlone and 100km west of Dublin. It is served by a railway station.
John Swarbrigg from Savills said that as well as residential potential and subject to planning permission, other uses could include a retirement home, medical or childcare and education facilities.
Meanwhile, the agent is guiding €320,000 for a 17-acre site with potential for up to 53 homes near Ballybofey. The property, known as Ros Mhuire, includes a 1,685 sq ft two-storey house built around 1950 which sits on about 0.7 acres including garden, garage outhouse and driveway. Of the rest of the land, about 10.5 acres is zoned and it is also bounded by the River Finn.
