Nine industrial units and a number of sites at Tougher Business Park, Newhall, Naas, Co Kildare are being offered for sale. The units are also available to let.

Ranging in size from 248sqm up to 18,060sqm, the units include a mix of older units built in the 80s and 90s and more modern buildings built in the last 10 years.

Prices range from €205 per sqm (€19 per sq ft) up to €420 per sqm (€38 per sq ft) while the rents per unit range from €11,000 a year up to €125,000 a year.

The largest building is a high-bay detached facility totalling 18,060sqm including approximately 536sqm of office space, and is available to rent at €795,000 a year.


The property's clear internal height is 8.1 metres and loading access is via 18 dock levellers, with tailgate loading plus four ground-level roller-shutter doors. The property has the benefit of a large yard to the front and side of the building.

The other buildings available for sale and to let include one formerly occupied by Heatons which extends to 3,560sqm on one hectare.

Agents Savills are guiding €125,000 for this unit.

Another large unit of 3,385sqm has a €75,000 rent. Units D1 and D2 have a combined area of 644sqm with a €15,000 rent.

One of the smaller units 12MA, extends to 339sqm and its rent is €11,500.

A high-profile site with potential for a possible drive-thru restaurant, car showroom or other quasi- retail use is for sale for about €250,000.

This commercial site extends to 0.26 hectares (0.65 acres) and is situated at the main entrance to Tougher Business Park, with profile onto the old N7 (R445).

Fully-serviced industrial sites from 0.2 hectares (0.5 acres) upwards are also available for sale at Tougher Business Park, with prices from €200,000 per hectare (€80,000 per acre).

The sale is being undertaken on the instructions of the statutory receivers, Mr Neil Hughes and Mr Kieran McCarthy of Hughes Blake.

Tougher Business Park is situated on the old N7 (R445) Naas to Newbridge Road, 3km west of Junction 10 on the M7.

The area is considered a prime distribution location and has been chosen in recent years by Penneys, DSV, Lidl and Aldi for their national distribution centres.

The business park is 6km from Naas Town Centre, 4.5km from Newbridge Town Centre and 30km south of the M50 motorway.

According to Gavin Butler of Savills, "there has already been a significant level of interest from occupiers for some units.

"We are currently under offer on five properties.

"The location will appeal to occupiers in the Kildare and West Dublin regions as well as larger players looking for a location that offers both national reach and good access to Dublin," he adds.
