Seamark brings fight to Dublin's CBD with rent at €35 per sq ft

Joint agents CBRE and Colliers are quoting a rent of €35 per sq ft for space at the newly-transformed Seamark Building at Elmpark Green in Dublin 4.

With prime headline office rents in Dublin's Central Business District (CBD) now hovering in the region of €65 per sq ft, the Seamark Building offers the prospective tenant rental savings of approximately 46pc, making it an attractive proposition to companies seeking to locate their operations within the immediate environs of Dublin city centre.

Extending to 182,500 sq ft (16,955 sq m), the eight-storey Seamark represents the latest enhancement by developer Joe O'Reilly's Chartered Land to the Elmpark Green campus. Some €45m was spent on the reconfiguration of the building cores and in bringing its interiors to the highest international environmental standards. The Seamark has achieved both BER A3 and LEED Platinum ratings.

In terms of letting, the building can be split into two blocks which work independently of each other or can be seamlessly combined. Each block is also suitable for letting on a floor-by-floor basis. The Seamark's floor plates meanwhile can accommodate a range of occupier requirements from 10,000 sq ft (929 sq m) up to 182,500 sq ft (16,955 sq m).

Chartered Land has delivered a number of enhancements to the wider Elmpark Green campus including the development of an 8,300 sq ft (771 sq m) gym, Giraffe creche, 'The Art of Coffee' café and full concierge service. The Merrion Road scheme has also seen the establishment of The Club, which provides a regular programme of events and activities for tenant companies, employees and residents to promote a healthy work/life balance.

Elmpark Green is already home to a number of leading businesses such as Allianz, Novartis and Willis Towers Watson.

Once fully let, the Seamark Building will be able to accommodate up to 2,000 people, bringing the overall number of residents and employees on site to 4,850.

Elmpark Green is well-served with public transport links including numerous Dublin Bus routes and the nearby DART. It also enjoys easy access to Dublin city centre, Dublin Port Tunnel, Dublin Airport and the M50 motorway. The campus offers a dedicated shuttle bus connecting it to the N11, as well as Go Car and Bleeper Bike share services.
