Developer Johnny Ronan is lining-up a sale of a prime Dublin residential development site with full planning permission for high-end apartments.
Joint Agents, Knight Frank and Colliers International are guiding €4.5m for the prominent 0.23-acres (0.09 hectares) site at the junction of Appian Way and Leeson Street Upper, between Donnybrook and Ranelagh.

The site has full planning permission for a scheme of 16 luxury apartments -designed by award-winning architects Shay Cleary Architects -, in a single five-storey over-basement block, including a three-bedroom penthouse. The small size of the scheme means it is exempt from the so-called Part V requirement to include social housing.
The planning was secured in 2016 and regulatory changes since then may now allow for a higher-density development.
Its understood Mr Ronan is selling the site as his Ronan Group focuses on large-scale commercial schemes.
