A redbrick B&B in Drumcondra, Dublin will be among the more valuable properties at I Am Sold's public Leinster Property Auction on July 18 in The Clayton Hotel, Liffey Valley, when about 30 lots worth a combined €5m will be offered.

Agents Kelly Bradshaw Dalton are seeking bids over €850,000 for the nine-bedroom guest house known as Willow House, Upper Drumcondra Road. It has 252 sq. m of usable floor area while outside there is parking for five cars. The current service operator is prepared to take on a long term lease.

A vacant Co Meath hotel has a €600,000 guide price. Known as The Naper Arms Hotel, The Square, Oldcastle, the three-storey building extends to 1,132 sq m and its surrounding site area is 1.24 acres of a total site area of about two acres. It has parking for over 30 cars. It benefits from a seven-day licence and agent Martin Shortt says the building is in good condition. The hotel and the development site behind it will be offered individually and then as one lot. The site has a €290,000 guide price.

A potential residential investment at 79 Cabra Road, Phibsborough, Dublin, has a €595,000 guide. The five-bedroom redbrick period home would benefit from modernisation. Meanwhile, I Am Sold will offer a four-bedroom detached house, 1 Oakleigh Court, Malahide, Dublin, for sale online with an €895,000 guide on July 11. An interesting test of the market will be seen with the sale of Apartment 4, 604, The Fountain Courtyard, The K Club, Straffan, Co Kildare. The one- bed apartment spans 750 sq ft and accommodation consists of an open plan designer kitchen/dining area/living room as well as a large upstairs bedroom and large bathroom.
