A prime residential development site in south county Dublin with full planning permission for the development of 10 large, five-bedroom houses has been brought to the market by Savills with a guide price in excess of €3.8m.

Situated in Rathmichael - one of Dublin's most sought after and prestigious residential addresses - the site extends to approximately 3.304 hectares (8.164 acres) and is located just minutes from Shankill village and its mix of coffee shops, bars, restaurants and boutiques.

In terms of its wider accessibiltity, the site is located just 16km, or a 30-minute drive from Dublin city centre via the M11 and N11.

Occupying a commanding position on a hillside on the exclusive Ferndale Road, which is known for its existing large detached houses on even larger private sites, the development lands previously formed part of the grounds of Shankill House, a protected 19th century structure, and its extensive gardens.

Shankill House is protected within a curtilage of approximately 1.3 hectares.

Located to the west, east and south of the site are the low-density residential enclaves of Rathmichael Haven, Rathmichael Dales and Hillfield.

The site has the benefit of full planning permission for 10 five-bedroom detached units with extensive garages.

Under the terms of the permission (Planning Ref: D15A/0403), all the proposed dwellings extend in total to between 433 sq m (4,665 sq ft) and 553 sq m (5,959 sq ft) and sit on what the agents term "generous plots".

While there may be further potential to accommodate a higher-density scheme on the site, this would be subject to the necessary planning approval being obtained by the property's new owners.

Commenting on the site, Jill Horan of Savills said: "There is a real opportunity to deliver a truly contemporary designed residential scheme that will offer the highest level of residential living in the beautiful landscape of Rathmichael.

"This site is sure to command strong interest, given its location within one of Dublin's most sought after residential locations," Ms Horan added.

The property is held by way of freehold and prospective purchasers are advised that full details of the title are available on request from the vendor's solicitor.

The sale of the land is currently being conducted by Savills by way of private treaty.
