Paul Grimes of agent REA Grimes is guiding a price of €2.95m for a one-acre infill site with full planning permission for eight substantial homes in the sought-after north Dublin village of Malahide.

The land, which is being offered for sale by tender on November 8 next, received planning permission from An Bord Pleanala this past July for a high-end development comprising four house types. Upon completion, the proposed scheme will include four five-bed detached houses measuring 209 sq m (2,250 sq ft); two five-bed detached houses of 195 sq m (2,100 sq ft), and two five-bed semi-detached houses of 206.4 sq m (2,222 sq ft).

The subject site is located less than 100 metres from the entrance to Malahide Castle on the Malahide Village side, and is within walking distance of the village itself and its Dart station.

Paul Grimes says: "Malahide is, without question, one of the most sought-after location in north Dublin and Dublin generally. This is a very centrally located infill site, and is ideal for builders and developer with a keen eye for detail and high-end finishes. The completed houses will be very much in demand given their location, size and generously-proportioned gardens. As an added bonus, each home owner will have their own entrance driveway as opposed to shared roads and services."
