A property with apartment development potential has been brought to the market in Harold's Cross, Dublin 6W and Savills is guiding €3m for it.

The former TR Motor Services property, a Mercedes-Benz dealership, comprises a two-storey vacant building on a 0.19 acre site with frontage on to Harold's Cross Road.

Andrew Lohan Architects undertook two feasibility studies each for five storey over basement blocks. One of these shows potential for a block comprising 35 units with six studios, 10 one-bedroom units and 19 two-bedroom units each with private balcony as well as basement car parking for 14 vehicles and a roof garden.

The second option comprises a student accommodation block with 103 bedrooms, a gymnasium, laundry room, study, café/common room, reception and roof terrace as well as bicycle storage.

Located on the city side of Harold's Cross village, the street front premises is between the entrance to the former Harold's Cross greyhound stadium and the car park for Peggy Kelly's pub. It is also close to a number of pubs, shops and restaurants and several bus routes including 16 and 49 have bus stops situated within about 160m of the property. It is also across the road and facing Harold's Cross Park.

Trinity and other colleges in the city centre can be reached within about 15 minutes by bike with a Dublin Bikes Station positioned about 1.5km from the Harold's Cross property.

This area has a tradition for low density rental residential accommodation extending to nearby Rathmines and South Circular Road while developer Marlet is engaged in two major apartment projects nearby.
