A 36.4-acre site in Newbridge, County Kildare, has been brought to the market by Savills Ireland for a guide price of €12m.

Located on the Ballymany Road, approximately five minutes from the Main Street in Newbridge and within a short drive of the M7 motorway, the property has planning permission for 280 residential units comprising 180 houses, 56 duplexes and 44 apartments ­- ranging from one-beds to five-beds. The planning permission, which was granted in April 2018, also allows for a crèche extending to 3,305 sq ft and a 76,607 sq ft nursing home.

Newbridge is a very popular commuter town located 50km south-west of Dublin City Centre and 12km south-west of Naas. It benefits from a direct train service to Dublin arriving at Heuston and Pearse stations in under an hour. The town has an established road network with access to the M7 Dublin-Limerick Road approx. 700m from the property.

The subject site is located on the south-west side of Newbridge town beside the Keadeen Hotel in a popular and well established residential area. Any new development will be within walking distance of all of the shopping facilities in the town, as well as restaurants, bars and cafes.

Savills understand that Irish Water is progressing the Upper Liffey Valley Sewerage Scheme Contract 2A, which includes the construction of a new interceptor sewer to connect Newbridge to the Osberstown Wastewater Treatment Plant.

Once the proposed project is complete it will facilitate increased flow to the existing Osberstown Wastewater Treatment Plant and support future population and economic growth in Newbridge.
