New penthouse offices to offer 'views over the capital in modern workspace'

New penthouse offices extending to 11,300 sq ft at the Pembroke District in Dundrum Town Centre will be available for letting in April.

Hammerson, which manages the town centre on behalf of the Dundrum Partnership, has created the open plan offices - to be known as The Loft - from space which was previously part of the Hamleys toy store.

It will be located over the Stella Bowl, Press Up Group's latest leisure offering.

Joint agents CBRE and Savills declined to quote rents. Office rents in nearby Sandyford Business District range between €30 and €32 per sq ft, which are about half those for prime city centre offices.

An attractive feature of The Loft will be a private roof terrace extending to 3,440 sq ft spanning the length of the floor plate and offering opportunities for hosting outdoor events with panoramic views across Dublin.

The floor plate itself will benefit from natural light enhanced by perimeter full height glazing. Occupiers will also benefit from showers, changing facilities and a bicycle room at basement level.

The Pembroke District takes its names from arts and craft style cottages which are a feature of the district and originally part of the Pembroke Estate. Their character now helps create a village ambience for the district's restaurants and leisure activities. As part of its regeneration, a range of new dining and leisure brands being introduced this year will include a 6,000 sq ft public square and event space along with PF Chang's Leon and J2 Sushi restaurants.

Last week, it was also announced that luxury retailer Brown Thomas will open a new flagship store in Dundrum Town Centre in 2021. In all Dundrum's offering includes 120 stores and 45 restaurants.

Another attraction for office occupiers is the district's accessibility by Luas and M50 Motorway as well as numerous bus routes.

CBRE and Savills point out that Dundrum already accommodates office occupiers, including international financial service companies RSA and ING as well as Renault.

These three occupiers currently occupy 88,000 sq ft of offices in the town centre.

The Loft will also add to the centre's footfall as will the hundreds of apartments developed or under way at Fernbank, Herbert Hill and Green Acres.
