Navan site with potential for over 100 new homes at €2.6m

Finin O'Driscoll of agent Knight Frank is guiding a price in excess of €2.6m exclusive for a development site in Navan, Co Meath with full planning permission for 37 homes. The site is being offered for sale on the instruction of receiver Brendan O'Donoghue of RBK Chartered Accountants.

The subject site is situated in an attractive setting within 2km of Navan town centre and overlooking the Boyne Valley. The site benefits from 320 metres of frontage onto the Boyne Road with two existing agricultural access points. The lands are located within 6km of exit 8 of the M3 Motorway.

Planning permission was granted in April 2009 (NA/802672) for the construction of a housing scheme comprising 37 four-bedroom, detached houses on the residential zoned element of the site. On April 15, 2014 permission was granted (NA140132) for the extension of the duration of the grant of permission.

The majority of the site (approx. 10.06 acres) is zoned 'A2-New Residential' under The Navan Development Plan 2009-2015 Variation No. 2, which was adopted on July 19, 2017.

Advice received from John Spain Associates indicates that under the current zoning, the lands could deliver in excess of 100 residential units subject to planning permission.

Located 50km from Dublin city centre, Navan is an established commuter town and provincial centre with a population of over 30,000.
