Naas apartment project to increase rental availability

Tenants seeking residential rental accommodation in Naas, Co Kildare, can expect an increase in availability following Bord Pleanála’s recent decision to allow the number of apartments at Rathvoy Park residential development to be increased from 152 to 171.

The project is being developed by McGrath Group Properties, an Irish family business, and it is the group’s intention to retain ownership of the development for letting out.

The first two blocks will be completed and available for occupation in September, with the rest of the blocks being delivered in subsequent phases. The full development will reach completion by the summer of next year.

Joey Walsh, a senior executive from McGrath Group, said: “Rathvoy Park will provide premium accommodation for people wishing to live in this vibrant area of Naas, in Co Kildare.

"It’s a mixed-use development that focuses on the lived experience of the local community, which is one of our main aims in providing top-class residential dwellings. We build quality dwellings made to last, and this development will be no different.

"Our aim is to build as sustainably as possible with a focus on the local community and wider environment.”

The company did not disclose the expected rents. However, based on recent rents achieved per sq ft, they could range between €1,600 for one-bedroom units up to €2,200 for three-bedroom apartments. The latter range in size up to 1,500 sq ft, which is bigger than a standard new three-bedroom house.

A recent search of Daft.ie showed only three houses available for rent in Naas.

Rathvoy Park is located adjacent to the Osprey Hotel and convenient to Naas town centre. The development also incorporates outdoor green areas for use by its residents, a crèche, and a large community building for residents to hold meetings, parties or barbecues.

The neighbouring Osprey Hotel has a substantial gymnasium and leisure and spa facilities.

Earlier this year McGrath Group sold two phases of its Elmwood development comprising 108 apartments at Johnstown Road in Cabinteely, Dublin 18, to the Clúid Housing charity for a price believed to be about €45m. It has also undertaken developments in the UK and Germany.
