Multitude of prospects for €1.5m town centre site in Co Wicklow

A FOUR-ACRE development site on the main street in Newtownmountkennedy, Co Wicklow, is being offered for private treaty sale with a €1.5m guide price.

Known as Valle Pacis House, it comprises a Georgian two-storey period home, built around 1840 and measuring about 1,950 sq ft.

Richard Bielenberg, sales agent with Colliers International, said the property is arranged over two divisions, with Valle Pacis House and garden extending to 0.4 acres and the remaining land comprising a substantial green field site, measuring 3.6 acres.

A key attraction is its 70m of road frontage on to Newtownmountkennedy's Main Street. Under the Newtownmountkennedy Local Area plan, the entire site is zoned "TC - Town Centre", which could permit a range of types of developments such as residential, a crèche, nursery, educational establishment, garden centre, nursing home, hotel or retail.

Mr Bielenberg believes it offers "exceptional development potential", as Newtownmountkennedy is one of the fastest-growing towns in Leinster.

The most likely use is for houses.

"We believe a mix of terraced houses and duplex apartments would best suit, and this combination would enable the development of up to 45 units, subject to planning permission," he adds.

The vendor is a private Irish family which owned the property for the past few decades.

The town itself provides a variety of retail facilities, including coffee shops, restaurants, pharmacies and a Dunnes Stores supermarket.

There are also numerous schools to cater for families.
