A 75-acre land bank overlooking Malahide estuary in North Dublin could offer an opportunity for leisure operators, golf clubs or also for property developers who are considering land swaps with golf clubs.

With frontage to the Swords Road, Estuary Road and the M1 Motorway, the land has a €5.25m price tag with sales agent Savills.

As much as 44.6 of its acreage is zoned greenbelt while the other 30.9 acres is zoned high amenity. Nicky Conneely, of Savills, said the land may also have potential for re-zoning for housing, leisure, commercial or institutional uses.

If rezoned for residential uses, it could become prime residential land as many of the homes on the site would have views over the estuary.

Located between the suburbs of Malahide and Swords, it is just five minutes' drive from Dublin Airport and close to the junction of the Swords Road and Mountgorry Way and The Swords Pavilions Shopping Centre.

Its guide price is equivalent to €70,000 per acre.
