The Letterkenny Court Hotel in Letterkenny, Co Donegal has come to the market with a €900,000 guide price. Located on Main Street in the centre of the town, the purpose-built hotel occupies a corner site and has 57 en suite guest bedrooms and 26 apartments as well as a ground-floor reception.

Its Dillon's Bar, which also has separate street access extends over split levels with front and rear bar and is fitted in traditional style with some of its areas suitable for casual dining in a relaxed atmosphere.

At lower-ground floor is Lannigan's Restaurant which was recently refurbished to provide dining for up to 90 patrons.

At present the restaurant is primarily in use for guest breakfast, tour lunches, dinner and weekend dining.

Located at this level is a spacious fully-equipped catering kitchen, cold rooms, staff canteen and delivery access.

Its total floor area of 5,325sqm (57,320 sq ft) extends over four floors which are served by a lift.

The 26 self-contained apartments comprise 18 one-bedroom units and eight two-bedroom units which can be offered either as hotel guest accommodation or on a short or long-term stay.

All are accessed through the hotel reception and the corridors of the hotel link into the apartment block so a guest would not be aware of the division. There is also side access to the apartments.

Currently trading, the hotel is being sold on the instructions of David Carson of Deloitte, receiver and manager Pemberley Catering Limited while the apartments are being sold on the instructions of Sean Lyne and Noel Connellan. Mr Lyne is also a director of Pemberley along with Sean Miniter.

The hotel has 20m frontage to Main Street and return frontage of 48m to a public car park entrance.

The guest accommodation is suitable for twin, double, and triple occupancy and each bedroom includes en suite bathroom, TV, desk, telephone and hair dryer.

While the hotel itself does not have a car park, its guests can avail of a public multi-storey car park at the rear of the hotel which is a separate property.

Strategically located on Main Street, the hotel also benefits from a substantial daily footfall and its close proximity to the town's main residential and commercial area.

John Hughes from selling agent CBRE confirmed that "the sale offers a tremendous business opportunity to acquire a town centre 83-bedroom hotel on the Main Street of Letterkenny, the gateway to the North West and Donegal's popular tourist attractions".
