A 'ready-to-go' development site in Kilmainham, Dublin 8 with planning permission for the development of 11 residential units and 2,223 sq metres of office space has been sold for a price in the region of €2.5m.
Located on Brookfield Road, the property sits just 150 metres from the South Circular Road entrance to St James's Hospital, which will form the main entrance to the new National Children's Hospital once it is completed.
The subject site is highly accessible and is situated within 450 metres of the Rialto stop on the Luas Red Line.
Journey times to Dublin City Centre (Abbey Street) and the IFSC/North Docklands are 15 minutes and 20 minutes respectively from Rialto.
Commenting on the price paid for the property, Kieran Bray of Knight Frank said: "This site attracted considerable interest given its attractive lot size and the dearth of ready-to-go opportunities of this scale in Dublin. This, coupled with the property's strategic location and excellent transport links, were reflected in the strong price achieved."
