Agent Dowling Property is quoting an asking price of €1.1m for the Kildare House Hotel in Kildare Town.

Located at the heart of the county's hugely-successful bloodstock industry, the hotel is currently trading as a successful and well-managed boutique hotel and consists of 21 en-suite bedrooms, two bars, restaurant and a ballroom which can accommodate up to 200 seated guests.

The hotel's 2,508 sq m (27,000 sq ft) of accommodation was renovated and upgraded to a high standard between 2014 and 2015, and now provides contemporary and comfortable surroundings.

The room occupancy rate is currently running at 82pc, a performance which the selling agent attributes to its close proximity to thriving Kildare Village outlet shopping centre.

Kildare town is a thriving tourist destination with both the National Stud & Japanese Gardens and the Curragh Racecourse located within the immediate area. The €70m redevelopment of the latter is due to be completed in 2019, and is expected to contribute to a significant increase in the number of visitors to the town. It should also help to drive demand for accommodation at the Kildare House Hotel.
