A choice of office units at modest rents have come to the market at Grattan Business Park in the north Dublin suburb of Clonshaugh.

CBRE is quoting €16.50 per sq ft (€177.60 per sq m) per year and can cater for size requirements from 128sq m to 2,393sq m.

Those rents compare with prime headline rents in the area of about €21 per sq ft.

Occupiers of two-storey units can control their own entrances or units can be amalgamated as required. The business park comprises 20 own-door offices and 13 light industrial units which were acquired by Channor Group early this year. The group also owns Blanchardstown Corporate Park.

Grattan office specifications include new carpeted flooring, air conditioning and energy efficient lighting. There is ample on-site parking and access to high-speed fibre optic broadband within the area.

Nearby occupiers in the estate include Amazon, Magnet Networks, 3 mobile, Vodafone, Butlers Chocolate and The Range.

The park is situated just 300 metres from the main entrance to the IDA Clonshaugh Business and Technology Park which is just off Oscar Traynor Road. This location is only 8km north of Dublin city centre and just minutes from junctions 2 and 3 of the M50, allowing direct access to the M1, as well as being immediately adjacent to Dublin Airport and about 7km from Dublin Port.
