Industrial specialists William Harvey & Co have been retained to seek a tenant for a "significant", high profile distribution complex for letting in West Dublin.
The facility on Turnpike Road, Ballymount, Dublin 22 is a "high profile" and low density complex in a prime location adjacent to M50 Junction 9 - the Red Cow intersection.
The property is being offered to let at an annual rent of €650,000 (exclusive). The lease term is negotiable.
According to agent Philip Harvey, "there is no comparable quality property currently available in South West Dublin and this represents a fantastic corporate branding opportunity".
The complex includes a detached warehouse of 7,346 sq m (79,072 sq ft) including operations offices and a standalone office block of 648 sq m, all standing on a self contained site of 6.8 acres. There is extensive concrete surface yard space.
The warehouse, which has a minimum clear internal height of 8.7m (29 ft) has been significantly upgraded with a new roof, new electrics, IT infrastructure, state of the art security system and T5 energy efficient lighting with built in occupancy PIR.
Loading access is described as being "excellent" with 17 No. dock levellers and 5 No. grade loading doors.
The standalone office block benefits from its own entrance and is fully fitted throughout.
Importantly, there is no service charge payable.
The industrial market has seen some tentative growth so far this year after years of decline.
INvestors have been looking especially closely at the slew of properties that are available in and arond the M50 with relatively easy acceess to Dublin and the rest of the country.
So far there have been few major deals though.
