Planning permission has been granted for a development of 288 build-to-rent residential units at JJ Rhatigan's Crown Square Development in Galway, where construction recently started on the commercial aspects of the project.

This residential section will include 1,275 sq m of ancillary amenity space including lounge, games, concierge, movie room and working space.

Set on a 13-acre site, the mixed-use campus will ultimately include 425 dwellings. Work on the residential blocks is expected to start in the first quarter of next year and the first block with 104 units will be ready for occupation in the first quarter of 2022.

The balance of the residential units will be delivered for occupation in Q4 of 2022.

The first two office blocks totalling 13,000 sq m are due for completion in the second quarter of 2021. These will be delivered in tandem with a 175-bed four-star hotel and public landscaped areas.

Designed by award-winning architects Henry J Lyons, the grade A offices will comprise 425,000 sq ft of space over five buildings, providing both flexibility and scale for corporate occupiers. These offices will be built to LEED Gold standard and include generous floor-to-ceiling heights, expansive reception areas and tenant amenity space.

Funding for this development is being provided by Quadrant Real Estate Advisors. To date, Quadrant has invested close to €1bn in the Irish market across a range of commercial, residential, land, hotel and retail investments.
