GVA Donal O Buachalla together with joint local agent Hume Auctioneers are selling a prime town centre site in Portlaoise, Co. Laois with a guide price of €2.5m.

The site comprises a total of 3.24 ha. (8.01 acres) zoned "Town Centre Primary", situated between Ridge Road and Church Avenue. The site is within 50 metres of Main Street and traversed by the River Triogue. Viewing is by appointment.

"This is the best remaining development site in Portlaoise and the sale offers a rare opportunity to acquire such a significant land bank in the centre of a major provincial town, offering potential for a variety of town centre uses, including retail, office, hotel/leisure, healthcare and residential, subject to planning permission," the agents said.

The site includes two school buildings and extensions, due to be vacated this Summer, as well as a former convent building in need of refurbishment and also three houses together with outbuildings.

The overall site is being offered for sale jointly by the Presentation Sisters and Portlaoise Parish.

The Sisters taught in primary and secondary schools in the town for almost two centuries, but having been provided a site for two new schools elsewhere in town, they are now said to be "keen to see the further development and regeneration of the town centre through the sale of the subject property".
