Former Republic of Ireland international and Premier League soccer star Stephen Hunt has put his hugely successful Rosslare business venture, Tides Gastro Pub, up for sale.

Joint agents CBRE and Wexford-based Kehoe & Associates are seeking offers in excess of €1.2m for the property, which Hunt acquired, refurbished and reopened in June 2014. Having developed a significant food and drink business since, the former Irish international has decided to sell the premises now to focus on a number of commercial interests in the UK.

Tides Gastro Pub is a well-appointed two-storey licensed premises that enjoys a prominent corner trading position with views over the coastline and the adjoining Rosslare Strand and public car park.

Since being acquired by Stephen Hunt in 2014, the premises has been extensively refurbished to a very high standard. The property is fitted out in a contemporary style with a 'New England/Cape Cod' nautical theme affording it what the agents describe as "charm and character".

Extending to 264 sq m (2,840 sq ft), the premises comprises ground-floor bar, restaurant, catering kitchen, keg stores and restrooms. There is an extensive south-facing courtyard with a heated awning covering the seating area. On the first floor, which extends to 109 sq m (1,173 sq ft) there is a further preparation catering kitchen, office, dry goods store and staff facilities. The first floor offers further expansion possibilities. The entire extends to 373 sq m (4,013 sq ft).

Since re-opening in June 2014, the premises has earned a reputation for the quality of its food, drink and service, and this is recognised by the many awards the pub has collected. The premises now enjoys a substantial level of annual food and drink turnover with an established client base.

Tides Gastro Pub is located in the heart of Rosslare village, at the intersection of Strand Road and the R123, which links Rosslare to Wexford town, 16km away. The property is located directly across from Rosslare Strand and its public car park and is adjacent to the cluster of other businesses and shops located along Strand Road.

Rosslare is a long-established holiday destination and one of Ireland's most popular holiday resorts, which offers numerous attractions and amenities including golf, watersports, pubs and restaurants and the landmark Kelly's Resort and Spa Hotel.

Because of its proximity to Dublin (160km) and excellent road and rail access, Rosslare attracts large numbers of holidaymakers who flock to the 'Sunny South East' each year to enjoy its sandy beaches and countryside. Rosslare Harbour, with its regular ferry services to the UK and France, is close by.

Joint agents John Ryan of CBRE and Colum Murphy of Kehoe & Associates say the sale of Tides Gastro Pub offers an exceptional opportunity to acquire a highly successful licensed premises. The opportunity now presents itself for a new owner to continue, expand and exploit the operation of this very successful business, Ryan and Murphy say.
