Dublin residential site with positive planning history guiding at €2.5m

Lavelle Chartered Surveyors are guiding a price of €2.5m for a prime residential development opportunity in Dublin 11.

The subject site is well located on the N2 National Route, and within close proximity to a range of amenities, service and excellent transport links, including the M50 (Junction 5), while a Quality Bus Corridor (QBC), which serves the city centre, is located outside the property.

The land, which is zoned Objective Z1 "to protect, provide and improve residential amenities" under the current Dublin City Development Plan, comprises a regular-shaped development site extending to 1.24 hectares (3.1 acres) with significant frontage to the N2.

The site was previously granted full planning permission by An Bord Pleanala in September 2010 (Ref. PL 29N.235697) for the development of 72 apartments in a single apartment building comprising five to six storeys over basement.

The planning permission expired in October 2015. Given its planning history and existing zoning, the site is ideally suited to residential development.

The surrounding area is predominantly residential in nature and includes the Premier Square and Prospect Hill apartment Developments with the Clearwater Shopping Centre, anchored by Tesco, situated on the opposite side of the N2.

Billy Grogan of Lavelle Chartered Surveyors says the site comprises "one of the most prominent sites in North Dublin to come to the market in recent times and provides an excellent residential development opportunity in the short term".

Grogan expects to see strong interest from a range of prospective purchasers including builders, development companies and housing associations.
