AGENTS CBRE are quoting a price in excess of €2.25m for Nos 28 and 30 Sandymount Road, two pre-63 houses located within 300 metres walking distance from Sandymount Village and a host of shops, cafes and restaurants including Tesco and Spar.

The property is in a sought-after residential road, and is located close to Sandymount Green, Ballsbridge, the Coast Road, Barrow Street and the Docklands. Robert Colleran, director of CBRE's development land division, believes the properties will appeal to both the growing rental and 'empty-nester' market.

Nos 28 and 30 Sandymount Road are two pre-63 houses and have a combined floor area of approximately 320 sq m (3,444 sq ft) on a rectangular site of approximately 0.38 acres.

The two houses have been converted into eight apartments but could be converted back into two large houses or four large apartments. There may also be potential to extend at the rear of the properties.

Elsewhere in the city, Bryan Molloy of agents Kelly Walsh is guiding a price of €1.2m for a site of 0.35 acres on Poplar Row in Dublin 3. Accessed via a laneway off Annesely Place, the site currently includes an old industrial-type building which had been used as a car showroom. The property is no longer occupied, meaning the sale will proceed with the benefit of full vacant possession.

The site is zoned objective Z4 ('mixed services') allowing for higher densities in district centres.
