JP McDonagh of agent Knight Frank is quoting an asking price of €1.25m for the premises of a former DIY and garden centre in the growing town of Clane, Co Kildare

The property, which is being offered for sale on the instruction of receivers Duff & Phelps, extends to a total area of 2,323 sq m (25,000 sq ft), and sits on a site of 0.60 hectares (1.5 acres).

The building comprises an open-plan showroom with warehouse and storage space to the rear, with additional first-floor office accommodation. The warehouse has a clear internal eaves height of six metres, three loading doors and a generously-sized service yard.

The subject property is situated off the Dublin Road between Clane town centre and the inner relief road.

Clane is a medium-sized town with a population of 7,280 persons (Census 2016). The majority of residential development has occurred north-west and south-east of the town centre whilst commercial developments, such as the Westgrove Hotel, Abbeylands Shopping Centre, Aldi, Lidl & Tesco, have been delivered along the main street, and more recently along the edge of the town centre.

JP McDonagh believes the property offers an excellent opportunity for owner-occupiers in the home improvements, garden centre and plant and tool hire sectors. Alternatively, the property may be suited to investors looking to acquire a building with letting potential to occupiers in the above sectors.
