The Dublin Airport Authority (DAA) is to embark on a multi-million euro upgrade of the former Aer Lingus HQ, creating high-spec office space that it expects will be a big draw for clients.
The DAA has sought permission from Fingal County Council for the works, which will include a complete refurbishment of the landmark six-storey office block, which was built in 1964.
A spokesman for the DAA declined to say how much the refurbishment might cost. He said the works are currently out to tender with contractors. However, he said it's hoped that contractors will be appointed in the first quarter of 2015, with a timetable for completing the works by the end of 2015.
He said the building will be a gold standard LEED-accredited building. LEED certification (Leadership in Energy and Environmental Design) is a rating system that demonstrates a building is 'green'.
"It will be designed to facilitate both single and multi-let tenants and we'd hope to have our first new tenants in place by early 2016," added the DAA spokesman.
"We'd expect strong interest in it given the location at the heart of Dublin Airport with excellent links to the motorway network and to the city centre," he added.
The building will accommodate up to 600 people when it's refurbished - fewer than previously occupied it when it was used as the Aer Lingus HQ.
It sits on almost one hectare of land at the airport and has a gross floor area of 10,836 sq m.
The refurbishment plans include the demolition of a single-storey ground floor office annex that extends to a 2,530 sq m gross floor area.
It adjoins the north if the existing building. All the building facades are to be replaced, while plant will be consolidated on the roof. Working on the project for the DAA is Dublin-based HJL Architects.
It has said the building will be energy efficient and reduce consumption for heating, cooling, ventilation and lighting.
Town planner Stephen Little and Associates, which has been working with the DAA, said the building had become out-dated and suffered from poor environmental performance.
"This contrasts poorly with the improved aesthetic quality of the airport environment exemplified by the recently-developed Terminal 2," said the firm.
In 2011, Aer Lingus agreed terms with the DAA to vacate the building and move its headquarters to Hangar 6 in an effort to cut costs. The DAA paid Aer Lingus €22.1m plus interest to surrender the office.
That included a payment of €10.5m over 10 years with an annual interest rate of 5pc.
The overall payment included €11.6m from the DAA to Aer Lingus over 10 years in credits for certain fees and rents the airline is due to pay the airport operator.
