D2 shell appeals to investors for residential units
A derelict site with planning permission for residential investment units near Merrion Square, Dublin 2, is for sale and Turley Property Advisors is quoting a €950,000 guide price.
Extending to 0.04 acres, the property at 24/25 Fenian Street, Dublin 2, has full planning permission for a development with a gross floor area of almost 7,080 sq ft to accommodate 10 short-term residential letting units of which six could be studio style, three would accommodate one-bedroom apartments and the 10th could be a two-bedroom duplex.
The planning permission has been granted to develop the existing three storey over basement protected structure facing Fenian Street and to develop a new five-storey building to the south of the site overlooking Denzille Lane.
In addition, the development will include a covered urban courtyard which will connect the two buildings. It will also have a reception area, plant rooms and housekeeping facilities. The planning reference number is 2177/18 where further details can be found. Architect Niall McCullough, of McCullough Mulvin Architects, designed the new buildings for the planning application.
Nick O'Loughlin of Turley says the site is situated opposite the new development at 2 Cumberland Place, which is currently under construction, including 55,000 sq ft of new net office space which will enhance this thriving location.
Nearby O'Callaghan group operates a number of hotels including the Alex, Mont and Davenport. It is also close to Trinity College, Grand Canal Dock, Dublin's prime office district and Pearse Dart Station.
