Agents CBRE are seeking offers in excess of €5m for 9-10 Fenian Street, a prime property with full planning permission for a mixed-use office and retail development at the heart of Dublin city centre's Georgian core.

Currently leased to Hibernia College with a landlord break option in 2018, the existing five-storey building extends to approximately 1,086 sq m (11,689 sq ft) and is situated on 0.061 hectares (0.15 acres). The property is located between Fenian Street to the front and Denzille Lane to the rear, and within a short walk of Pearse St and Merrion Square. Grafton Street is just a 10-minute walk away.

The site is zoned Z4, which would suit a variety of uses. Based on its current planning permission, the property's redevelopment allows for a combined 2,244 sq m (24,154 sq ft) of offices and for retail at ground-floor level.

Alex Fahey of CBRE's Office Leasing division says: "Given the demand for commercial space in Dublin city centre, this property affords a purchaser a fantastic opportunity to deliver a standout building in a prime location."

Peter Garrigan of CBRE's Development Land division adds: "With the benefit of the existing office accommodation, car parking facilities and planning permission, this asset will appeal to both owner occupiers and developers due to its lot size and prime CBD location."
